Before the tear-off
When a south Sound reroof needs a permit
Cities south of Tacoma do not all treat a reroof the same way. I check the city or county page for the address before anyone pulls shingles.
Lacey
Lacey says a permit is required for any project to construct, enlarge, repair, alter, move, demolish, or change the occupancy of a building, including building systems. Over-the-counter examples include residential re-roofing or re-siding. (City of Lacey)
The City's reroof application covers residential and commercial work. For commercial or non-residential projects, Lacey requires a site visit before issuance to check for structural fatigue, the condition of existing roofing, and the number of existing layers. (City of Lacey)
Tumwater
Tumwater's "When do I need a permit?" page lists roofing under replacing or repairing as work that needs a building permit. The exempt list (paint, wallpaper, carpeting, small fences, low decks, sheds under 200 sq ft) does not include reroofing. (City of Tumwater)
Olympia
Olympia's "What do I need?" list of projects that need a permit includes reroofing. That page does not publish a separate reroof exemption. (City of Olympia)
Puyallup
Puyallup requires a building permit for a re-roof that needs sheathing on a single-family residence or garage, including any structure over 200 square feet. Same-day processing is listed for a re-roof of any residential structure over 200 square feet that requires sheathing. (City of Puyallup)
Unincorporated Thurston County
Thurston County's permit-needed list covers all construction and demolition except roofing, unless the roof structure, pitch or slope changes. So an ordinary reroof with no structure, pitch or slope change is excepted from that list. (Thurston County)
What I ask the roofer
- Which city or county is the address in?
- Will you change framing, pitch, slope or sheathing?
- Who pulls the permit if one is required, and is the fee in the price?
